Why Invest With Us
Why investors work with an operator
MPIRE buys, builds, renovates and manages real estate itself. Here is what that means for the people who invest alongside us, and how we talk about the risks.
Five reasons
What an operator brings to a deal
We don’t simply invest in real estate. We operate it.
Our platform combines acquisition, development, construction, asset management and capital strategy to identify opportunities and execute business plans from acquisition through exit.
- 1
Vertically Integrated
Because MPIRE handles acquisition, construction and operations itself, fewer parts of a business plan depend on outside parties. Budgets, schedules and renovation quality are managed by the same team that underwrote the deal.
- 2
Asset-Backed Strategies
Each opportunity is tied to specific properties and a written business plan: what is being bought, what will be done to it, and how it is expected to exit. Investors can see the assets and the plan before they commit.
- 3
Value Creation
The plan is to create value through work we control: buying well, renovating or building, and improving operations until a property is stabilized. Market appreciation can help, but the business plan does not depend on it.
- 4
Aligned Interests
When a sponsor invests its own capital in a deal, or personally guarantees its debt, it shares the outcome with investors. The specific co-investment and guarantee terms for each offering are set out in its offering documents.
- 5
Defined Exit Strategies
Each business plan states how and roughly when investors’ capital is expected to come back: a refinance after stabilization, a sale, or a long-term hold with distributions. Plans can change with the market, and the offering documents describe what happens if they do.
Risk
How we talk about risk
Before anyone talks about a specific deal, here is what every investor should know.
- Loss of capital
- Every real estate investment carries risk, including the loss of some or all of the money you invest.
- Time and cost
- Business plans can take longer or cost more than expected. Construction, leasing, interest rates and the wider market can all move against a plan.
- Liquidity
- Private real estate investments are hard to sell. Expect your money to stay invested for the full business plan, and don’t invest money you may need sooner.
- The documents
- Each offering’s documents describe its specific risks. Read them, and go through them with your own advisors, before you invest.
- No promises
- You won’t find return figures or promises about outcomes on this site. Past performance does not predict future results.
- Not an offer
- Nothing on this site is an offer to sell, or a solicitation of an offer to buy, any security. Any offering is made only through its offering documents. Read the securities disclaimer.
