Privacy Policy
What this website collects when you visit or fill out a form, how MPIRE uses it, who else receives it, and how to reach us about it.
- Effective date
- Applies to
- This website, its forms, and the calls, emails and texts that follow from them
1Who we are and what this policy covers
Mpire Capital (“MPIRE,” “we,” “us” or “our”) operates this website. MPIRE acquires, develops, builds and operates residential real estate in Texas and Ohio, and invites accredited investors to join its investor network.
This policy explains what personal information we collect through this website, including the Join Investor Network form and the contact form, and through the calls, emails and text messages that follow. It also explains how we use that information, who receives it and the choices you have.
If you decide to invest in an MPIRE offering, you will give us more information when you subscribe, for example to verify that you are an accredited investor. The offering documents, and any privacy notice delivered with them, govern that information.
2Information you give us
Join Investor Network form
The first step of the form asks for:
- Your first and last name, email address and mobile number.
- Whether you would invest as an individual (alone or with a spouse) or through an entity such as an LLC, trust or retirement account.
- Whether you believe you meet the SEC’s definition of an accredited investor. This answer is self-reported. We use it to decide how to follow up. It is not verification of your status.
- The range you typically invest in a single private real estate deal.
- Whether you agree to receive text messages. If you check the box, we keep a record of the consent wording you saw and when you agreed.
The second step asks about your investing experience, the property types, hold periods, markets and debt or equity structures that interest you, and when you expect to invest. If we offer you a call, you can also tell us the times that suit you, your time zone and any notes for our team.
Contact form
The contact form asks for the type of inquiry, your name, email address and message, and, if you choose, your phone number and company. If you submit a property for MPIRE to consider, it also asks for the property’s location, asset type, asking price and number of units.
Calls, emails and texts
When you talk or write to MPIRE’s team, we keep notes of those conversations, which may include your investment interests, questions and next steps. Phone calls and recording explains how calls are handled.
Please don’t send Social Security numbers, bank account numbers or other sensitive financial details through this website. If you decide to invest, we will ask for what is needed during the subscription process.
3Information collected automatically
Like every website, ours receives standard technical information from your browser when you visit, such as your IP address, browser type and the page you asked for. In addition, this website collects the following.
Where your visit came from (campaign information)
When you arrive, a small script records where your visit came from, so MPIRE can tell which ads and campaigns bring investors to us. It records:
- Campaign tags in the link you followed (UTM source, medium, campaign, content and term).
- Click identifiers that Facebook and Instagram (fbclid) or Google (gclid) add to ad links.
- The page you first landed on: the page address only, without anything after a question mark.
- The website that sent you here, limited to its domain name (for example, facebook.com), not the full address of the page.
- The date and time of that first visit.
The script saves this in your browser’s local storage, not in a cookie, and our website stops using it after 30 days. Arriving from a new ad click replaces it. Our script sends it to MPIRE when you submit a form, along with your submission.
To count visits by campaign, the script also sends MPIRE the page you landed on and the campaign tags and ad IDs from your link, once per browsing session. These are kept only as daily totals per page and campaign, with no click identifiers, cookies or anything else that identifies you or your browser. To limit abuse, our server keeps a salted hash of your IP address (described below) for about a day.
Meta advertising cookies
If Meta’s advertising cookies for this website (named _fbp and _fbc) are in your browser, our forms read their values and send them with your submission, so a sign-up can be matched to the ad that led to it. If you arrived from a Meta ad and there is no _fbc cookie, the form builds the same value from the ad’s click identifier, in the format Meta documents.
Security and spam prevention
When you submit a form, our server:
- Turns your IP address into a salted, one-way hash (a code made by combining the address with a secret value, which can’t practically be turned back into the address) and stores the hash, not the address, with your submission. We use the hash to limit repeated submissions from the same source and to look into abuse.
- Stores the description of your browser and device that your browser reports (the “user agent”) and the version of the form you used.
- Checks for signs of automated submissions, such as a hidden field that only bots fill in, or a form finished faster than a person could. If Cloudflare Turnstile is turned on, Cloudflare also checks your browser to tell people from bots.
Our hosting provider may keep standard request logs, which can include IP addresses, for a limited time.
4Cookies, browser storage and analytics
MPIRE’s own code on this website does not set cookies. It uses your browser’s local storage only for the campaign information described above, saved under the name mpire_attribution, and its session storage for a marker named mpire_visit, so a visit is counted once per browsing session. Your form answers are never saved in your browser’s storage or placed in a web address. If this website runs behind Cloudflare, Cloudflare may set cookies it needs for security.
Today, the website does not load any third-party analytics or advertising scripts. Before MPIRE adds any, such as the Meta Pixel, Google Analytics or Google Ads tags, or Hotjar, this section will name each tool, say what it collects and explain how to opt out. Any session-recording tool will be set to hide every form field.
You can clear local storage and cookies at any time in your browser’s settings. The website still works if you do.
5How we use information
- To respond to you. We reply to your inquiry and follow up by email, by phone and, if you agreed, by text message.
- To schedule and hold calls. We use your contact details, time preferences and notes to arrange a call with MPIRE’s team and prepare for it.
- To understand whether MPIRE may be a fit. Your answers about accredited status, investment size, experience, interests and timeline help our team decide how to follow up. For example, people who say they are accredited are offered a call, and others receive a thank-you and general information. These answers are self-reported and are not verification of accredited status.
- To send updates you asked for. If you join the investor network, we may email you about MPIRE and about new investment opportunities when they open, and text you if you agreed to texts. You can unsubscribe at any time.
- To measure our advertising. Campaign information shows which ads and channels bring investors to MPIRE, so we can stop spending on the ones that don’t.
- To protect the website and our investors. We use technical and security information to prevent spam, fraud and abuse, including attempts to impersonate MPIRE.
- To meet legal obligations. We keep records required by securities, tax and other laws, and respond to lawful requests.
6Text messages
We text only people who agree to it by checking the consent box on our form. The box starts unchecked, and it reads:
Yes, MPIRE may text me at the mobile number above about my inquiry, scheduling and MPIRE investment updates. Message frequency varies. Message and data rates may apply. Reply STOP to opt out or HELP for help. Consent is not required to submit this form or to invest.
- What we send: messages about your inquiry, scheduling and MPIRE investment updates.
- How often: message frequency varies.
- Cost: message and data rates may apply, depending on your mobile plan.
- Stopping texts: reply STOP to any message and we will stop texting you. Reply HELP for help, or contact us using the details below.
- Consent is optional: you don’t have to agree to texts to submit a form or to invest.
We do not sell, rent or share mobile numbers or text-message consent with third parties or affiliates for their own marketing. Our text-messaging provider uses them only to deliver our messages.
7Phone calls and recording
MPIRE’s own team handles investor calls. If a call is recorded, you will hear a notice at the start of the call. If you don’t want to be recorded, tell us, and we will turn recording off or you can end the call.
We use recordings and notes to keep an accurate record of what we discussed, such as your investment interests, questions and next steps. Recordings may be transcribed and summarized with automated tools, including AI services, and the summary saved in our CRM.
8Who we share information with
MPIRE does not sell your personal information. We share it only as described here.
Service providers
Other companies help us run this website and our investor communications. They handle personal information on MPIRE’s behalf, only to provide their services to us:
- Google (Firebase and Google Cloud): website hosting, the server code that receives form submissions, and the database where submissions are stored.
- Our CRM: a customer relationship management system, such as GoHighLevel, where MPIRE’s team manages contacts, schedules calls and sends email and text follow-up. It receives your form answers and campaign information.
- Cloudflare: if used, domain name service, network security and bot checks.
- Email and text-message providers: to deliver the messages we send you.
- Call tracking, recording and transcription providers: if calls are recorded, as described in Phone calls and recording.
Professional advisers and offering parties
We may share information with our attorneys, accountants and auditors, who must keep it confidential. If you invest, information is shared with parties involved in that offering, such as banks, fund administrators and accredited-investor verification providers, as described in the offering documents.
Legal requirements and protection
We may disclose information if the law requires it, in response to a subpoena or court order, or when we believe it is needed to protect the rights, property or security of MPIRE, our investors or others, including to investigate fraud.
Business changes
If MPIRE is involved in a merger, acquisition, financing or sale of assets, personal information may be transferred as part of that transaction. The new owner would have to honor this policy for information collected under it.
With your permission
We share information in other ways only if you ask us to or agree to it.
9Advertising measurement
MPIRE may advertise on platforms such as Facebook, Instagram and YouTube. To learn which ads lead to real inquiries, MPIRE may turn on server-side conversion reporting, such as Meta’s Conversions API. If it does, the only personal information sent to an ad platform will be:
- your email address and phone number, hashed (turned into a one-way code) before they leave our systems;
- the click identifiers and Meta cookie values described in Information collected automatically; and
- the fact that a form was submitted or a call was booked, and when.
Ad platforms never receive your accreditation answer, investment size, investing preferences, call notes or any other financial details.
An ad platform may match hashed information to its own users and handle it under its own privacy policy. You can control ad personalization in your Meta and Google account settings.
10How long we keep information
We keep personal information only as long as we need it for the purposes in this policy.
- Campaign information in your browser: our website stops using it after 30 days. You can delete it sooner by clearing this website’s data in your browser.
- Form submissions and CRM records: while you are part of MPIRE’s investor network or in contact with us, and for a period afterward to keep records and answer questions.
- Investor records: if you invest, for as long as securities, tax and other laws require.
- Rate-limit records: the short-lived records that count submissions per hashed IP address are deleted automatically after they expire.
- Call recordings:
When we no longer need information, we delete it or remove the details that identify you.
11How we protect information
- Information travels between your browser and this website over encrypted (HTTPS) connections.
- Our hosting and database provider encrypts stored data at rest.
- Browsers cannot read from or write to our database. Only our server code can, and access to stored records is limited to people who need it for their work.
- Accounts that can reach investor records use multi-factor sign-in.
- Your form answers are never placed in web addresses, and our server logs record only a record ID and whether a request succeeded, not what you entered.
- After the first step of the Join Investor Network form, the page holds a temporary code that lets it add your later answers to the same record. The code stays in the page’s memory, is never saved in your browser or placed in a web address, and expires after two hours.
No website or database can be made completely secure, and we can’t promise that information will never be accessed without permission. If a breach affects your personal information, we will notify you as the law requires.
12Your choices and rights
- Email: use the unsubscribe link in any marketing email from MPIRE.
- Texts: reply STOP to any text message.
- Calls: tell us if you no longer want calls from MPIRE.
- Access, correction and deletion: ask us for a copy of the personal information we hold about you, or ask us to correct or delete it. We may need to confirm your identity first, and we may keep information the law requires us to keep, such as records of an investment.
- Browser storage: clear this website’s data in your browser settings to remove the campaign information stored there.
To make a request, use the details in Contact us. We will respond within .
13State privacy rights
Depending on where you live, state law may give you more rights, such as the right to know what personal information we collect and why, to get a copy of it, to correct or delete it, to opt out of targeted advertising or the “sale” or “sharing” of personal information, and to appeal if we turn down a request. We will not treat you differently for using any of these rights.
This section will also explain how we respond to opt-out preference signals sent by your browser, such as Global Privacy Control.
14Children
This website is for adults and is not directed to anyone under 18. We do not knowingly collect personal information from children. If you believe a child has sent us information, contact us and we will delete it.
15Changes to this policy
We may update this policy. When we do, we will change the effective date at the top of this page. If a change materially affects how we use information you have already given us, we will tell you by email or with a notice on this website before the change takes effect.
16Contact us
