How Investing Works

From first conversation to investor reporting

Investing with MPIRE takes six steps. Here is what you do at each one, what MPIRE’s team does, and how your money moves when you invest.

The six steps

The whole process at a glance

  1. 1

    Join the Investor Network

Tell us a little about yourself and the kind of investments you’re looking for. It takes about two minutes.

  2. 2

    Qualification

Our offerings are for accredited investors. You tell us whether you meet the SEC’s tests, and we schedule an introductory call with MPIRE’s team.

Self-reported at this stage. Accredited status is verified before you invest.

  3. 3

    Review Opportunities

When an offering is open, you receive its overview: the property, the business plan, the capital stack and the timeline.

  4. 4

    Due Diligence

Review the offering documents, ask questions, and talk with MPIRE’s team. Take the time you need, and involve your own advisors.

  5. 5

    Subscribe

Your accredited status is verified, you sign the subscription documents, and you fund by wire directly to the deal’s bank account.

Always confirm wire instructions by phone with MPIRE before sending money. MPIRE will never change wire instructions by email.

  6. 6

    Investor Reporting

You receive regular updates on the property and the business plan, along with tax documents each year.

Step by step

What you do, and what MPIRE does

Each step splits the work between you and MPIRE’s team. Nothing moves forward until you decide it should.

Step 1 / 6

Join the Investor Network

A short form tells MPIRE who you are and what you’re looking for. Joining doesn’t commit you to invest.

What you do

  • Fill out the investor form: how to reach you, how you’d invest, your typical check size, your timeline and the kinds of real estate that interest you. It takes about two minutes.
  • Decide whether MPIRE may text you. The text-message box starts unchecked, and you don’t need it to submit the form or to invest.

What MPIRE does

  • Confirms it received your information by email, and by text if you opted in.
  • Follows up with you within one business day.
  • Handles your information as described in the privacy policy.

Step 2 / 6

Qualification

You tell us whether you’re an accredited investor, then talk with MPIRE’s team on an introductory call.

What you do

  • Tell us whether you meet one of the SEC’s accredited-investor tests, based on income, net worth or certain professional licenses. What is an accredited investor?
  • If you do, book an introductory call with MPIRE’s team, or tell us the best times to reach you.
  • On the call, talk through your goals, your experience with private real estate and anything you want to know about MPIRE.

What MPIRE does

  • Treats your answer as self-reported. At this stage it decides whether an introductory call makes sense. It is a filter, not verification: your status is verified later, before you invest.
  • Takes the call with its own team. MPIRE’s team handles every investor conversation.
  • Tells you at the start of the call if it is being recorded.
  • Shows a thank-you page instead of the calendar if you answer no or not sure. You can still contact MPIRE with questions.

Step 3 / 6

Review Opportunities

When an offering is open, you get its materials directly from MPIRE, not from this public website.

What you do

  • Read the overview of an open offering: the property, the business plan, the capital stack and the timeline.
  • Write down your questions for MPIRE’s team.

What MPIRE does

  • Shares offering materials only when an offering is open, and only as securities law permits.
  • Sends the materials to you directly. Offering terms never appear on this public website.
  • Lets members of the investor network know when a new opportunity opens.

Step 4 / 6

Due Diligence

Read everything, ask questions and involve your own advisors. Take the time you need.

What you do

  • Read the offering documents in full, including the risk factors, the fees, and how and when your capital is expected to come back.
  • Go through them with your own attorney, accountant or financial advisor.
  • Ask MPIRE as many questions as you need before you decide.

What MPIRE does

  • Answers your questions about the property, the business plan and the documents.
  • Talks through the business plan and the assumptions behind it.
  • Doesn’t give investment, tax or legal advice. Whether an investment fits you is a decision for you and your advisors.

Step 5 / 6

Subscribe

Your accredited status is verified, you sign the subscription documents, and you wire directly to the deal’s bank account.

What you do

  • Verify your accredited status, for example through a third-party verification service or a letter from your CPA, attorney or registered investment adviser.
  • Sign the subscription documents electronically.
  • Confirm the wire instructions by phone with MPIRE, then wire your investment directly to the deal’s bank account.

What MPIRE does

  • Reviews your verification and subscription documents, and tells you whether your subscription is accepted.
  • Never takes investment money through this website. The site doesn’t process payments of any kind.
  • Never changes wire instructions by email.

Wire fraud warning

Before you wire money

  1. Wire directly to the deal’s bank account. Investment money never goes through MPIRE’s website, and this site never asks you for payment.

  2. Confirm the instructions by phone first. Call MPIRE at a number you already know is MPIRE’s, never a number taken from the email or document that contains the instructions.

  3. MPIRE never changes wire instructions by email. If an email says the instructions have changed, don’t send money. Call MPIRE first.

Step 6 / 6

Investor Reporting

After you invest, MPIRE keeps you informed about the property and the business plan.

What you do

  • Read MPIRE’s updates, and ask questions whenever you have them.
  • Keep your contact details current with MPIRE.
  • Use the tax documents MPIRE sends when you file your taxes.

What MPIRE does

  • Sends regular updates on the property and the business plan.
  • Sends tax documents each year.
  • Makes any distributions as the offering documents describe.
  • Tells current investors when the next opportunity opens.

Who can invest with MPIRE?

MPIRE’s offerings are for accredited investors, as the SEC defines them. The investor form asks you to self-report whether one of these applies. Your status is verified before you invest.
